Basic Information

What lease terms do you offer?
We accept lease terms between 3 and 15 months.
How much is the application fee?
The application fee is $30 per applicant. There is also a $200 reservation fee at application approval that will be credited back upon move-in.
Is renters insurance required?
Residents must submit updated proof of an active renters insurance policy whenever their existing policy expires or is renewed, and the policy must carry at least $100,000 in personal liability coverage.
Can I pay my rent online?
All payments must be made electronically. Through the resident portal, you can set up a monthly recurring payment or initiate a monthly payment using a bank account, debit card, or credit card. There are no fees associated with using a bank account.
Are utilities included in the rent?
A flat monthly charge applies for trash removal service and is billed on your resident portal. Individually metered gas and electricity should be set up with local providers and paid directly to them.
Is parking included?
Our community offers open, unassigned parking. We offer detached garages for a monthly fee.
Is the community pet-friendly?
We welcome up to 2 pets per apartment, there is no weight or size limit. All applicants are required to create a pet profile with Pet Screening, an email is sent after the application is submitted. Applicants need to provide a photo and other documentation as well as answer some questions about their pet. You will pay a small fee to PetScreening to set up a pet profile. Breed restrictions include Pit Bulls, Bull Terriers, American Staffordshire Terriers, Rottweilers, German Shepherds, Dobermans, Chows, Presa Canarios, Akitas, Wolf Hybrids, and Huskies. This applies to full or partial breeds. Emotional Support Animals (ESAs) are allowed in the community, even if they are of a restricted breed. Applicants with service or support animals must submit documentation to PetScreening for approval. Residents must notify the management of the date their pet will be living with them and complete a Pet Screening. A pet addendum will be sent once the screening is complete. Residents must submit a pet screening profile with the correct information for pets.
What schools and transportation options are nearby?
The community is located within the highly rated Lewis-Palmer School District 38, with nearby schools including Bear Creek Elementary School, Lewis-Palmer High School, and Monument Charter Academy. Residents also enjoy close proximity to several colleges and universities, including Pikes Peak State College, the U.S. Air Force Academy, University of Colorado Colorado Springs, and Colorado Technical University. The community offers easy access to Jackson Creek Parkway and CanAm Highway, providing convenient connections to nearby neighborhoods, shopping, dining, and major commuter routes throughout the area.
